IKO Underlayment & Deck Repair: The Orange County Owner’s Guide

If your IKO roof has a failing underlayment or rotted deck section, we install IKO-compatible underlayment and deck repair in Orange County for between $350 and $1,400 depending on how much decking needs replacement and which IKO underlayment grade your roof calls for. Most single-section repairs are done in one visit once we open the roof and see what’s actually underneath. The way most Orange County homeowners find out is the hard way: a stain on the ceiling after a rain, or a soft spot felt underfoot during gutter cleaning.

We are an independent IKO installer, not a division of IKO Industries. What that means for you is we stock and work with IKO’s underlayment lines daily, but we answer to you, not a corporate warranty department. Travis Oakley built our Orange County crews on the kind of repair work where you don’t know the full scope until the old roof comes off. We price that reality honestly up front.

Which IKO Models This Applies To

IKO puts its underlayment under nearly every shingle line it sells in Southern California: Cambridge, Dynasty, Nordic, and Royal Estate all sit on IKO’s synthetic or felt underlayment depending on when the roof went on and what the original installer specified. The deck repair side applies to any IKO system where the wood decking (typically OSB or plywood) has water damage, which is less about the shingle brand and more about how long water sat against the deck before someone caught the leak.

Here’s the compatibility gotcha most owners don’t know: IKO’s self-adhered underlayment lines, like IKO’s StormShield and ArmourGard, are code-triggered products in certain Orange County cities that enforce elevated fire-zone requirements, especially in foothill neighborhoods like Anaheim Hills, Cowan Heights, or parts of Orange Park Acres. If the original roof was permitted, the specific underlayment grade is on the permit paperwork. If you don’t have that, we measure the exposed underlayment at the eave and check the deck thickness during the inspection, then spec the repair to match what’s already there or upgrade it if code changed since the original install.

On decking: original IKO roofs done in the early 2000s across Orange County often sit on 7/16″ OSB, which fails faster than 1/2″ CDX plywood once moisture gets in. If we find OSB that’s delaminated, we don’t patch around it. We cut back to the nearest truss or rafter and replace the full sheet.

Signs Your IKO Underlayment & Deck Repair Is Failing

  • Stains on the ceiling directly under the roof slope. Water that gets past the underlayment travels down the deck and pools at seams before it soaks through. By the time you see the stain, the deck board under that spot is usually wet or soft.
  • Shingle edges curling or lifting near valleys and penetrations. In Orange County’s dry-summer wet-winter cycle, the underlayment dries out and pulls at the deck fasteners. Curling at a valley is usually the first visible sign the underlayment’s self-seal strip has failed.
  • Granules collecting in gutters between March and May. Every roof sheds some granules, but heavy accumulation right after a rainy winter means the IKO shingles lost adhesion and the underlayment has been doing all the waterproofing work. That material wasn’t rated for that job long-term.
  • Soft or spongy feel on the roof surface when you walk it. A soft spot almost always means the decking has started to rot underneath. We find this most often around plumbing vent boots and old satellite dish mounts where water ran along a deck seam before pooling.
  • Musty smell in the attic after rain. That’s trapped moisture in the decking fibers. By the time the attic smells, the deck needs more than a patch. Coast-adjacent Orange County neighborhoods like Huntington Beach and Newport Beach get hit with salt and fog moisture that accelerates this rot cycle.

Replacement Cost & What’s Included

For an IKO underlayment repair in Orange County, you’re looking at a parts-and-labor range of $350 to $800 per affected roof plane. If the decking underneath needs replacement, add $400 to $600 per sheet of 4×8 plywood or OSB once we account for removal, disposal, and the re-fastening that brings the deck up to current nailing patterns. Most deck repairs on Orange County homes involve removing two to four sheets after we see the full rot spread, which lands most jobs between $800 and $1,400 total.

The range moves based on three things: the IKO underlayment grade your project requires (standard synthetic runs about $50 to $70 per 100 sq ft in material; self-adhered fire-rated underlayment can more than double that), how steep or cut-up the roof plane is, and how many deck sheets we find that fails the screwdriver test. Not the homeowner’s screwdriver test. Ours. A deck board that gives under a firm push gets pulled. That’s the standard.

Every repair gets a written price on paper before the first piece of underlayment comes off the truck. The number doesn’t move at the door. If we find hidden damage mid-repair, we photograph it, show you, and get your sign-off on the change before we proceed. There’s no surprise line item on the final bill. And the whole repair carries the 365-Day Done Right Promise: if the repair fails within a full year, we come back and make it right at no charge.

DIY or Call Us?

There’s an honest split here. On the inspection side, a homeowner can safely check what we’d check first: get into the attic on a dry day, look for dark water rings on the decking underside, and press a screwdriver tip into any suspect board. That’s real information, and it’ll tell you whether the phone call you need to make is urgent or just prudent. You can also walk the roof on a cool morning if your pitch is moderate and you have a spotter, and check visible underlayment at the eaves for cracking or lifting.

Where DIY goes wrong on this repair is in the replacement itself. The underlayment’s only as good as the deck it sits on, and if you don’t cut out every water-damaged section, the new underlayment is just a bandage over a wound that’s still open. Working on a roof also means working at height, and Orange County tile-and-stucco homes often have steep planes that are easy to misjudge from the ground. We’ve repaired more than one DIY deck patch that leaked worse than the original problem did. If the deck is soft or the leak has reached the attic, call us at (559) 258-5703 and we’ll come give you a straight read.
