Tamko Roof Inspection in Orange County: What to Know First
Tamko roof inspection in Orange County typically runs $195 to $395 for a full visual and hands-on assessment, with most inspections completed in 60 to 90 minutes and a written report in your hand before we leave the driveway. That price covers the whole roof: shingles, flashing, decking, underlayment, drip edge, and vents. We’re an independent Tamko service provider, not a manufacturer affiliate, which means we call problems exactly as we see them without a corporate script.
If you own a Tamko roof in Orange County and want a straight answer on what’s left in it, we’ll give you that answer in plain English, in writing, with photos. Call (559) 258-5703 to schedule. Travis Oakley and his crew handle every inspection personally, and we don’t send out a sales rep with a clipboard and a pitch deck.
How Tamko Products Fail – and How We Fix Them
- Heritage Pro series granule loss early on. This is the one we see most on newer Tamko installs. The Heritage Pro architectural shingles from roughly 2015 through 2021 have a documented pattern of excessive granule loss in the first five to seven years. In Orange County’s heat, the asphalt layer cooks faster than the granules can stay bonded. You’ll see bare spots at the shingle edges and dark granules collecting in the gutters after every rain. Our fix is a full inspection to map the affected slopes, then a documented repair plan. If the loss is widespread, we flag it for a warranty claim while the shingles are still under the manufacturer’s coverage window.
- MetalWorks shake illusion panel lifting. Tamko’s MetalWorks line gets spec’d on a lot of higher-end homes in Anaheim Hills and Yorba Linda. The stamped steel panels expand and contract hard in Southern California’s day-to-night temperature swings. Over time, the expansion can back out screws and lift panel edges along the rake and ridge. The symptom is a subtle, persistent rattle on windy days. We catch it early because we check every screw head pattern and every lap seam, then resecure and reseal with the right fasteners and butyl tape before the wind-driven rain finds the gap.
- Awning-style vents with cracked boots on Tamko accessory lines. Tamko’s roof vents and pipe collars are solid out of the box, but the rubber boots age fast under Orange County UV. We see cracking around the pipe collars starting around the eight-year mark. The leak presents as a small ceiling stain that shows up weeks after a rain, not during it, because the water tracks along the rafter before it drops. Our inspection removes the boot and checks the actual pipe penetration, not just the outside appearance. When the boot is done, we replace it with an aftermarket collar rated for the same exposure.
- Heritage Premium (three-tab) wind tearing at the seal strip. On older Tamko three-tab roofs, the thermal-seal adhesive gives up after ten to fifteen years in coastal Orange County humidity. The tabs release from the course below and start flapping in the onshore breeze. Once the seal breaks, the shingle has no hold against the next Santa Ana wind event. We check every course for hand-lift, especially on south and west-facing slopes. The fix is a flat re-seal with a compatible adhesive, and if more than a third of the roof has released, we say so plainly: patching it is throwing money at a roof that’s past its service life.
- Proline ridge cap fatigue on hip roofs. Hip roofs are everywhere in Orange County’s tract home neighborhoods, and the ridge cap takes the brunt of the exposure. Tamko’s Proline ridge shingles are thinner than the field shingles, which is standard across the industry, but in our climate they crack and separate at the fold line by year twelve. The crack opens just enough for water to follow the nail line down into the ridge beam. We inspect the ridge cap by hand, lifting each shingle half along the ridge line. When we find cracking, we replace the cap run and inspect the top two feet of decking for already-started rot.

Our Tamko Roof Inspection Process
Here’s what happens when you call Brennan Roofing Co Orange County for a Tamko roof inspection.
- 1
You call, a live person answers. No voicemail tree, no call center. You tell us the address and what you’re seeing, whether it’s granules in the gutter, a ceiling stain, or just a roof that’s old enough to worry about. We’ll schedule a time that works, and Travis’s crew shows up inside that window in uniform.
- 2
We walk the roof from the ground first. The inspection starts at the curb. We look at the roof against the sun angle to spot deflection, sagging, or loose edges. Then we get on the roof and work every slope by hand: shingle pliability, seal strip, nail heads, flashing, and decking bounce.
- 3
We document everything with photos and notes. If a shingle is cracked, you’ll see a picture of it. If the flashing step is pulling away from the chimney, you’ll see that too. We don’t ask you to take our word for it. The camera doesn’t lie, and neither do we.
- 4
We make the OEM vs aftermarket call honestly. Some Tamko-specific components, like heritage cap shingles, we source directly from Tamko to maintain the warranty. Others, like pipe boots and vent collars, we’ll spec a quality aftermarket part that does the same job for less money. We’ll show you the trade-off and let you decide.
- 5
We give you the written price before any work starts. If the inspection turns up repairs, you get a line-item price on paper before we touch a single shingle. That number holds. If the inspection is all you want, you get the report and the photos and we’re on our way.
- 6
Everything we fix is guaranteed in writing for a full year. The 365-Day Done Right Promise covers every repair we make on your Tamko roof. If anything we fixed fails within that year, we come back and make it right at no charge. That’s in writing, not just said over a handshake.

AfterWhat Tamko Roof Inspection Costs in Orange County
Here’s what we charge, plain and simple.
| Service | Price Range |
|---|---|
| Standard full-roof inspection (shingle + single accessory) | $195 – $280 |
| Inspection with tiered or multi-surface roof (metal + shingle, tile accents, flat sections) | $280 – $395 |
| Add-on: thermal moisture scan for suspect leak areas | $75 – $150 per zone |
| Leak diagnosis with written repair plan | $150 – $250, credited toward the repair if we do it |
What moves the price: roof pitch and height, how many surfaces we’re walking, and whether you want the moisture scan. A single-story ranch in Westminster costs less than a three-story Mediterranean in San Clemente. The price is on paper before we start, and it does not move at the door. Call (559) 258-5703 for an exact quote. Estimates are free.
Why Orange County Homeowners Call Brennan Roofing Co Orange County for Tamko Work
We work on Tamko, GAF, Owens Corning, and CertainTeed too. That matters because we see what’s coming off roofs from every major manufacturer on a weekly basis, and when we inspect a Tamko roof in Orange County, we know exactly what to pull on, what to probe, and what’s normal wear versus what’s a defect. We don’t have a favorite brand to push at you. We have a standard to hold.
That standard is The Garrison Standard: a written price before any work starts, background-checked uniformed technicians who show up inside the promised window, and a written one-year guarantee on everything we touch. Travis Oakley grew up in the San Gabriel Valley and learned roofing through the construction technology program at Pasadena City College, and he’s spent the last two decades keeping roofs right across Southern California. He built his name on low-slope re-roofs and tile work, the jobs where a small mistake becomes a big leak. We bring that same eye to every Tamko inspection, from Anaheim Hills ranch homes to commercial strips near South Coast Plaza.
FAQs
No. A roof inspection from an independent contractor does not void a Tamko warranty. Tamko’s warranty covers manufacturing defects in materials; it doesn’t require inspections to be performed by a Tamko-affiliated company. What matters is that any repairs are done in a way that doesn’t void coverage. We follow Tamko installation specs on every repair and document everything, so your warranty claim stays clean.
In most cases, yes. Tamko’s Heritage Pro and Proline lines are still in production, which means color-matched replacement shingles are available at local Orange County supply houses. For older three-tab Heritage Premium or discontinued colors, we can often source a close match or blend from leftover stock. We’ll show you the match before we install it, and if it’s not going to look right, we’ll say so. Call (559) 258-5703 and we’ll figure out what’s available for your specific roof.
Every two years once the roof passes the ten-year mark, and annually once it’s fifteen or older. Orange County’s sun and temperature swings age roof materials faster than a lot of homeowners expect, and the ocean air near the coast adds condensation stress that inland neighborhoods don’t deal with. A professional inspection catches early failures before they turn into decking damage and interior repairs.
We do. We’ll document the condition of the roof with photos and a written assessment, and we’ll help you file the claim with Tamko. We can’t make the manufacturer approve it, but we can make sure the documentation is complete and the failure mode is described in their terminology. That gives you the best shot at a fair outcome.
We answer the phone when you call, day or night, and we’ll get your inspection scheduled quickly. We don’t do voicemail-only scheduling. You’ll talk to a person, get a time window, and we’ll be there inside it. For active leaks, we can often get a tarp or temporary mitigation in place during the inspection visit. Call (559) 258-5703 to get on the schedule.
