Tamko Underlayment & Deck Repair: The Orange County Owner’s Guide

Tamko underlayment and deck repair in Orange County typically runs $400 to $1,800 installed, depending on how much decking has to be replaced and which Tamko underlayment line is going back down. We stock Tamko-compatible underlayment on our trucks and can usually get a crew out within a few days, not weeks. Most Orange County homeowners find out they have an underlayment or deck problem the same way: a ceiling stain, a soft spot near a valley, or a leak that shows up after the first real rain in November. By then the decking underneath has often been wet for a while, and the repair is no longer just a re-paper job. It’s a cut-out, a dry-in, and a proper re-flash.

Which Tamko Models This Applies To

Tamko makes several underlayment lines that turn up on Orange County roofs, and the right repair part depends on which one was originally installed. The two we see most are Tamko TW-40, a 40-mil granulated roll roofing used as cap sheet or flashing underlayment, and Tamko Awaplan, a self-adhered SBS-modified base and cap sheet system. There’s also Tamko Moisture Guard, a peel-and-stick synthetic underlayment that goes under tile and metal in some of the newer builds around Irvine and Lake Forest.

Here’s the gotcha: Tamko’s roll products are not universally interchangeable with what big-box stores sell. TW-40 is a 40-mil product, but it’s not the same as generic 40-mil cap sheet from a home center, and the self-adhered line has a specific surfacing that won’t bond properly with non-Tamko mastics. If you’re going the OEM route, the packaging will carry the Tamko name and a product code stamped on the roll’s edge. If a previous roofer used an aftermarket equivalent, it has to match the original granule size and thickness, or you’ll see seams telegraph through within a few years.

Brennan Roofing Co Orange County is an independent service provider. We’re not affiliated with Tamko, but we install and repair their products alongside GAF, Owens Corning, and CertainTeed systems, and we keep the common Tamko roll widths and mastics in stock.

Signs Your Tamko Underlayment & Deck Repair Is Failing

  • Dark streaks or granule loss on exposed underlayment. In Orange County’s sun, Tamko’s granulated surface breaks down faster than the membrane underneath. Granules in the gutter are usually the first sign. Once the granule layer is gone, UV starts eating the asphalt, and leaks are a season away.
  • Soft decking near roof penetrations. Pipes, vents, and skylights are where water gets under the underlayment first. If you press on a shingle near a pipe boot and feel the deck give, the plywood or OSB below is wet. That’s not an underlayment-only repair anymore; it’s a deck repair.
  • Wrinkles or raised seams in the underlayment. This typically means the original install was done on a hot day, or the rolls were laid over damp decking. The material expands and buckles. Water ponds in those wrinkles and works its way under the sheet.
  • Leaks inside the attic after long dry spells. We see this a lot in Anaheim and Santa Ana, where it goes months without rain. Owners forget they had a problem, then the first storm hits and water’s running down a wall. If the decking has been wet on and off for a few seasons, it may be delaminating from the inside.
  • Lifted or curling edges at rakes and eaves. Wind gets under the edge and peels the underlayment back. In the Santa Ana wind season, once the edge lifts, every gust works it a little further until the fastener lines fail.

Replacement Cost & What’s Included

Here’s what we quote for Tamko underlayment and deck repair in Orange County:

  • Small underlayment patch (one penetration or valley): $400 – $650
  • Replace one sheet of decking and re-paper an area up to about 100 square feet: $700 – $1,200
  • Full re-deck of a typical 1,800-square-foot Orange County roof with new Tamko-compatible underlayment: $4,500 – $7,200, depending on pitch and access

What drives the range: how much decking has to come out, whether we’re on one story or two, and whether the existing flashing can be reused or needs to be re-formed. We give you a written line-item price before any work starts, so the number doesn’t move at the door. Every repair is covered under the 365-Day Done Right Promise, in writing, for one full year. If the repair fails in that window, we come back at no charge.

DIY or Call Us?

You can safely check the attic for water staining and look for granule loss in your gutters. That tells you whether you have a problem and roughly where it is. What you shouldn’t do is get on a tile or pitched roof and start pulling underlayment yourself. This work involves a torch or hot-air welder on modified bitumen systems like Awaplan, and you’re cutting into the roof’s water-resistant barrier, not just swapping a part. A small mistake at a seam is a leak that sits hidden for months and rots the decking out from underneath.

The real cost of DIY on Tamko work isn’t the material. It’s what happens when the seam doesn’t bond correctly and you don’t find out until the first rains. If you’re in Orange County and you suspect deck damage, call us at (559) 258-5703. The estimate is free and in writing.
