CertainTeed Flashing Replacement: The Orange County Owner’s Guide
If your CertainTeed flashing has failed, replacement in Orange County typically runs between $18 and $35 per linear foot installed, depending on the flashing type, roof pitch, and accessibility. We stock CertainTeed-compatible flashing on our trucks and can usually complete a flashing replacement the same day we inspect it.
Most Orange County homeowners discover a flashing problem the hard way: a water stain on the ceiling after the first real rain in months, or a drip near the chimney during a Santa Ana-driven downpour. Flashing doesn’t fail loudly. It fails quietly, over years, until water finds the path into your home. The good news is that flashing replacement is one of the most straightforward repairs in roofing, and when it’s done with the right materials and the right fasteners, it’s a permanent fix.
Here’s what I want you to know before you spend a dollar: not all flashing is the same, and not all “CertainTeed-compatible” material actually is. We’re going to walk through exactly what you need, what it should cost, and what goes wrong when a roofer takes a shortcut.
Which CertainTeed Models This Applies To
If your roof was installed with CertainTeed shingles, you’re most likely dealing with one of their three main lines: XT 25 (their entry-level 3-tab), Landmark (their architectural line, by far the most common in California), or Presidential Shake (their premium dimensional line). The flashing itself is rarely branded with a specific CertainTeed name, because CertainTeed primarily manufactures the shingle, not the flashing metal. That’s an important distinction and one that trips up a lot of homeowners.
What matters for CertainTeed compatibility is the profile of the shingle. Landmark shingles are thicker than XT 25, which means step flashing needs to be cut or bent to match the shingle thickness. Get that wrong and you’ll see shingles that don’t lay flat against the flashing, which creates a gap where water sits. Presidential Shake is even thicker, and some crews use the same flashing they’d use on any roof, then act surprised when it leaks. The key spec is the flashing’s rise: most Orange County roofs with Landmark shingles need flashing with a 6-inch rise; Presidential Shake jobs often need 8-inch stock.
When it comes to OEM versus aftermarket, the honest answer is that CertainTeed doesn’t manufacture their own flashing line the way GAF does with their WeatherWatch accessories. The aftermarket quality equivalents, when they’re made from 26-gauge galvanized steel or .019 aluminum, perform identically. What matters more than the brand name stamped on the metal is the gauge, the material (galvanized steel covers most of Orange County; aluminum or copper for coastal homes within a few miles of the beach in Laguna, Newport, or Dana Point), and the install method. We’ll spec the right metal for your location, because salt air changes the answer.

Signs Your CertainTeed Flashing Replacement Is Failing
- Water stains on ceilings or walls near chimneys, skylights, or roof-to-wall intersections. Flashing is the barrier at every transition point on a roof, and those transitions are exactly where water collects and finds a way in. If the stain reappears after it dries, the flashing is the prime suspect, not the shingles.
- Rust or corrosion visible on exposed flashing metal. Galvanized flashing eventually loses its zinc coating, especially within a few miles of the Pacific. Once rust sets in, pinholes follow, and water moves through those pinholes every time it rains.
- Lifted, bent, or missing flashing sections. Wind-driven rain from a strong Santa Ana event can catch the lip of a poorly fastened flashing piece and bend it back. Once lifted, it becomes a water scoop instead of a water shield.
- Granules from your CertainTeed shingles collecting in gutters near flashing points. This tells you water is channeling aggressively in that area, which accelerates wear on both the shingle and the flashing beneath it.
- Visible gaps between the flashing and the roof surface. Flashing should sit flush. A gap means the sealant has failed or the flashing was never properly attached in the first place. On Orange County stucco homes, this is most common where roof planes meet exterior walls.

AfterReplacement Cost & What’s Included
| Flashing Type | Typical Installed Cost (Orange County, CA) |
|---|---|
| Step flashing (per linear foot) | $18 – $28 |
| Chimney flashing (full replacement) | $400 – $900 |
| Skylight flashing (per skylight) | $250 – $550 |
| Vent pipe flashing (per vent) | $35 – $80 |
| Valley flashing (per linear foot) | $22 – $35 |
| Drip edge (per linear foot) | $8 – $15 |
The range depends on three things: the flashing type (a chimney is a much bigger job than a vent pipe), the pitch and height of your roof (a two-story tile roof in Anaheim Hills costs more to work on than a single-story ranch in Fountain Valley), and whether any decking beneath the flashing has rotted and needs replacement. Decking repairs add $3 to $5 per square foot when needed.
With us, the number you get on paper is the number you pay. That’s the Garrison Standard, and it’s not negotiable: written price before any work starts. The price includes the flashing material, fasteners, sealant, labor, and cleanup. It includes the old flashing removed and disposed of. And every flashing replacement we do is covered by our 365-Day Done Right Promise, which means if it fails within one year, we come back and make it right at no charge. In writing.
DIY or Call Us?
Flashing replacement isn’t in the same danger category as a garage-door spring or an electrical panel, so I won’t tell you it’s a death trap. What I will tell you is this: the most common reason a flashing repair fails is that the person who did it sealed the old flashing with caulk instead of replacing it, or reused old flashing with new shingles. Flashing that’s bent, rusted, or pulled away from the wall needs to come out, not get a bandage.
What you can safely do yourself is identify the problem. Grab a ladder (with a spotter), look at your flashing, and note the condition. If you see rust, gaps, or lifted metal, that’s enough information to make an informed call. What you shouldn’t do is lift shingles on a steep roof, especially on a two-story Orange County home, without the right training and equipment. And if your flashing is around a chimney or skylight, that’s a two-person job with proper ladder setup and sealant work that has to be done in the right temperature window to actually cure.

FAQs
Properly installed galvanized steel flashing lasts 20 to 30 years in most of Orange County, but homes within three miles of the coast should expect 10 to 15 years before salt corrosion takes its toll. Copper flashing lasts 50 years or more regardless of location. If your flashing is failing at year 10 and you live in Costa Mesa or Huntington Beach, that’s normal, not a defect.
Small, isolated gaps can sometimes be resealed with high-quality polyurethane sealant, but rusted metal, bent sections, or flashing that’s pulling away from the wall needs replacement. Patching corroded flashing is a temporary fix that buys you a season at best. In our experience, Orange County homeowners who opt for the patch end up calling us back within a year anyway.
Vent pipe flashing takes under an hour. Step flashing along one wall takes half a day. A full chimney re-flash with new counterflashing is a full-day job. We’ll give you the timeframe in writing before we start.
Yes. Our trucks carry 26-gauge galvanized step flashing, vent pipe collars, valley metal, and drip edge on every call. We also stock GAF and Owens Corning compatible flashing for roofs that were installed with those lines. If your roof needs a specialty piece, like copper flashing for a coastal home or an oversized rise for Presidential Shake, we’ll source it and have it on site within a few working days.
