CertainTeed Roof Inspection in Orange County: What to Know First
An independent CertainTeed roof inspection in Orange County typically takes 45 to 90 minutes and ends with a written report, photo documentation, and a line-item price for any recommended work. We charge a flat inspection fee that is waived if you hire us for the repairs, and you’ll have the written quote in hand before we leave the driveway. If you own a CertainTeed roof and want someone who knows the product line cold, call (559) 258-5703.
This page is for homeowners who have CertainTeed shingles or tiles on their roof and need an inspection from a crew that understands how those specific materials age, fail, and get repaired. We are an independent CertainTeed service provider, not a manufacturer-authorized contractor. Travis Oakley and our crew have inspected hundreds of CertainTeed roofs from Anaheim Hills to Mission Viejo, and we’ll tell you straight what’s wearing out and what’s still solid.
How CertainTeed Products Fail – and How We Fix Them
- Presidential Shake curling at the eaves. CertainTeed’s Presidential Shake is a heavyweight luxury shingle that looks great but traps heat along the first two courses. In Orange County’s inland zones like Yorba Linda and Rancho Santa Margarita, we see the bottom rows start to curl after 10 to 12 years because the attic ventilation wasn’t upgraded when the heavier shingle went on. The fix is usually ridge vent correction and replacing the affected courses, not the whole roof.
- Landmark shingle granule loss on south-facing slopes. CertainTeed Landmark is a solid architectural shingle, but south-facing planes in Fullerton and Tustin take brutal UV exposure. By year 12 or so, we often find granule loss concentrated near the top of the shingle tabs. That’s not a manufacturing defect, it’s normal oxidation for this climate. We document the percentage of loss, check for exposed fiberglass, and give you a straight answer on remaining life.
- Carriage House and Grand Manor flashing failures at sidewalls. CertainTeed’s heavier laminated shingles are thicker than standard three-tabs, and if the original installer used standard step flashing instead of the taller profile CertainTeed specifies, the flashing ends up buried. In coastal Orange County cities like Huntington Beach and Newport Beach, wind-driven rain finds those gaps. We pull the affected shingles, install full-height step flashing, and re-bed everything to factory spec.
- Independence shingle blow-offs during Santa Ana winds. The Independence line is a quality mid-weight shingle, but the sealant strips need warm weather to bond properly. Roofs installed in an Orange County winter, especially in the canyon areas like Silverado and Modjeska, sometimes never get that full bond. When the Santa Anas hit in October, those shingles lift. We inspect the sealant bond on every course, not just the visible edges, and re-seal or replace as needed.
- CertainTeed flat and low-slope membrane seam separation. CertainTeed’s Flintlastic and other low-slope products are common on the mid-century and commercial strip roofs we work around South Coast Plaza and Costa Mesa. The seams are torched or self-adhered, and after 15 years in Orange County heat, we find seam separation at the laps. A roof inspection catches this early, before water gets to the decking. We clean, prime, and re-weld the seam to keep the warranty picture intact.

Our CertainTeed Roof Inspection Process
- 1
You call and a live person answers. No voicemail, no automated system, no callback queue. We set a window that works for you, and the tech shows up inside it.
- 2
We walk the property with you before touching a ladder. You tell us what you’ve noticed, leaks, stains, missing granules in the gutter, whatever it is. That context guides the inspection.
- 3
We inspect the roof surface, penetrations, flashing, and attic. Every pipe boot, valley, sidewall, and ridge line gets checked. We photograph what we find, including serial numbers and manufacturer stamps where visible.
- 4
We assess ventilation and decking from inside the attic. CertainTeed shingles fail faster when the attic is too hot, so this part matters as much as the roof surface itself.
- 5
We note OEM versus aftermarket repair options. Some CertainTeed repairs are warranty-safe with the manufacturer’s own accessories. Others work fine with quality aftermarket flashing and sealants. We explain the difference plainly so you can decide.
- 6
You get a written line-item quote before we leave. Prices before work starts, always. If you approve the work, it’s backed by the 365-Day Done Right Promise in writing.

AfterWhat CertainTeed Roof Inspection Costs in Orange County
Our standard CertainTeed roof inspection in Orange County runs $195 to $350 depending on roof size, story height, and whether the home is in a coastal zone requiring tie-down verification. If we do the repair work, that inspection fee comes off the bill.
- Basic visual inspection (single-story, accessible roof): $195 to $250
- Full inspection with attic access and photo report: $250 to $350
- Large or two-story homes with steep pitches: $300 to $400
- Replacing a few damaged CertainTeed shingles: $275 to $600 depending on count and access
- Flashing repair at a sidewall or chimney: $350 to $850
- Ventilation correction (ridge vent, soffit baffles): $600 to $1,400
What moves the price: two-story access, tile or slate underlayment work, coastal corrosion on fasteners, and whether the original install used non-CertainTeed accessories that need correction. You’ll know the exact number before any work starts. Call (559) 258-5703 to schedule a free estimate.
Why Orange County Homeowners Call Brennan Roofing Co Orange County for CertainTeed Work
We operate under the Garrison Standard, which means the price goes on paper before any work begins, the techs are background-checked and uniformed, and every job carries a written guarantee for one full year. If a repair fails inside that year, we come back at no charge. That’s the 365-Day Done Right Promise, and it’s in writing on every invoice.
We’re not locked into one manufacturer, which means we’ll recommend the right CertainTeed part when it matters and a quality aftermarket option when it doesn’t. We install materials from GAF, CertainTeed, Owens Corning, and others, but we never push a brand you don’t need. Travis Oakley learned this trade at Pasadena City College and has spent the better part of two decades getting roofs right across Southern California. He’s the one backing the work, and he’s not hard to find if you have a question.
FAQs
No. An inspection by an independent contractor does not void a CertainTeed warranty. Repairs performed incorrectly can void it, which is why we follow CertainTeed’s published installation specifications when warranty preservation is the goal.
Most inspections run $195 to $350 in Orange County depending on roof size and access. If we do the repair work, the inspection fee is credited toward the job. Call (559) 258-5703 for an exact quote.
We use CertainTeed-branded flashing, ridge cap, and accessories when warranty coverage is a concern. In some cases, a quality aftermarket component performs just as well and costs less. We explain the difference honestly before you spend a dollar.
Most inspections take 45 to 90 minutes on site. You’ll have the written report and any recommended repair pricing before we leave the property.
Yes. Part of the inspection involves identifying the actual manufacturer, which is often stamped on the shingle or listed on the original permit. If it turns out to be GAF or Owens Corning, we service those too, and the inspection findings stay the same either way.
